Site Capacity / Density Study
An analysis of how much buildable area a site can accommodate under planning rules — the basis for a project's revenue potential. (Polish: analiza chłonności.)
Why it matters
It is the first step before appraisal: without a clear buildable potential you cannot correctly compute GDV or land value.
